Types of commercial cleaning services, and which of them are priced inside the contract rather than beside it

Commercial cleaning is sold as one thing and delivered as three: the recurring clean that happens every visit, the periodic work that happens on a cycle, and the one-off projects that happen when something changes. Almost every dispute about a cleaning contract comes from an item sitting in a different category from the one the buyer assumed.

The recurring clean

Desks and surfaces, floors, restrooms, kitchens, trash and entrance glass, on a stated frequency. This is what a monthly figure normally covers and it is the part that should be specified by area rather than building-wide, because restrooms and open-plan desking do not need the same frequency.

The periodics

Hard floor stripping and refinishing, scrubbing and recoating, carpet extraction, high dusting, window cleaning and upholstery. Each happens on a cycle measured in months, each has its own rate, and each becomes a change order if the contract did not name it and its interval.

The one-offs

Post construction cleans, move-in and move-out, deep cleans after an incident, and specialist work such as biohazard. These are projects with their own scope and their own pricing, and a recurring contractor may or may not be the right supplier.

Why the category matters more than the list

A buyer who knows which of the three a line belongs to can tell whether a quote is complete. The single most common gap in a cheap-looking proposal is that the periodics have been left out entirely, and they are the items that arrive as an unbudgeted invoice nine months in.
