Professional janitorial cleaning services: what the word professional is actually buying you

Every contractor calls itself professional, so the word carries no information on its own. What does carry information is the set of things a company will commit to in writing before it has your signature: the staffing model, the supervision, the insurance, and whether the rate it quoted is the rate it will still be charging in month seven. This page is about the differences that survive contact with a proposal.

The four commitments worth asking for

  1. Named supervision, not a phone number. Ask how often a supervisor is physically in the building and what they inspect. Unsupervised night crews are the most common cause of a contract that starts well and drifts.
  2. The staffing plan in hours. A rate is a price; the hours behind it are the product. A contractor willing to write down the cleaning hours per night is telling you what you are buying.
  3. Insurance and workers' compensation certificates. Ask for the certificates rather than the assurance, and check that the coverage names the work being done in your building.
  4. The escalation clause. Labour costs rise and honest contracts say how. A proposal with no escalation language is either going to be renegotiated or absorbed by cutting hours.

Common questions

Is a higher rate a better clean?
Not reliably. A higher rate with the same hours is just a higher rate. The hours and the supervision are the parts that predict the outcome.
What is a reasonable inspection regime?
Something written, scored and shared. The frequency matters less than whether the result reaches you rather than staying inside the contractor.
How do I compare a franchise with an independent?
On the same four commitments. The ownership model changes who you escalate to, not what you should be asking for.
