Texas is not one commercial cleaning market and a statewide rate would describe none of its parts. Houston runs office space beside energy and petrochemical facilities; Dallas-Fort Worth is a very large metro with a continuous construction pipeline; Austin is amenity-heavy technology fit-out; San Antonio is military, medical and hospitality. Tendering across the state

  1. One specification, a schedule per metro. The standard should be one document; the frequencies, areas, hours and access rules belong in a schedule per site. That is what lets you compare bids at portfolio level without pretending a Houston plant and an Austin office floor are the same job.
  2. Ask each bidder where their crews actually are. Texas distances mean a contractor claiming statewide coverage may be subcontracting or driving. Ask which metros they staff directly, because that determines what happens at the far end of the contract rather than at the near end.
  3. Split industrial and process space everywhere it appears. Energy, petrochemical and manufacturing space is priced on crew hours against an access window operations controls, never per square foot. Every site schedule should say which of its area is which.
  4. Name the weather clause once. Storms on the coast and ice inland both move scheduled visits. One standby and abortive-visit clause covering the whole portfolio is simpler than four conversations during the event.
