Bank cleaning services: a small floor area, a security regime and a standard the public reads as trust

A branch is a small commercial space with two features that dominate its cleaning contract and appear in almost no other building type. It holds cash and customer data, so who may be inside it and when is decided by the security regime rather than by the cleaning schedule; and its public area is read by customers as evidence of how the institution is run, which sets a standard that does not flex when a budget does.

Figures on this page are quoted from the company's own page, in the unit that company used, with the date the page was read. Nothing is averaged across units.

Scoping a branch clean

  1. Start from the access rule, not the task list. Whether the cleaner works escorted, during opening hours, or in a defined window with dual control decides the cost before any task is priced. Most branch contracts are shaped almost entirely by this one clause, and it is the first thing a contractor will ask about.
  2. Separate the public area from the secure area. Banking hall, ATM lobby and customer toilets are ordinary commercial cleaning to a high presentation standard. Anything behind the counter is a different access regime and often a different frequency. Two schedules, one contract.
  3. Name the vetting, because it decides who can bid. Background checks, named-individual rosters and change notification are conditions of the work. Putting them in the invitation rather than in the contract after award avoids discovering at mobilisation that the winning bidder cannot staff it.
  4. Treat the ATM lobby as its own frequency. A twenty-four-hour lobby is used when the branch is closed and looks worst at the moment a customer is standing in it alone at night. It usually needs more attendance than the banking hall and is routinely given less.

Common questions

How is a branch priced?
Per branch per visit, built from the hours the access regime allows. The per-square-foot figures in this record are general commercial rates and a branch's small area makes them a weak guide; the hours are the cost.
Can the same contractor cover a network of branches?
Usually, and the vetting requirement tends to narrow the field to contractors already set up for it. That is a genuine reason the market is smaller than the general commercial one.
Is the ATM inside the cleaning contract?
The lobby and the fascia usually are; the machine itself is the servicing contractor's. Say which in writing, because the glass on the screen is exactly the boundary customers judge.
