There is the daily close-down, usually done by the kitchen's own staff. There is the periodic deep clean of structure, equipment and the hard-to-reach, usually a specialist. Buying the deep clean without buying the wrong thing
- Draw the line between staff close-down and contracted work. Write down which surfaces and which equipment the kitchen team cleans at close and which the contractor cleans periodically. The gap between those two lists is where grease accumulates, and it is invisible in a proposal that does not draw the line.
- Price the equipment as items, not as area. Fryers, ranges, combi ovens, extraction canopies and cold storage are priced per item because that is how the labour works. A square-footage quote for a kitchen is a quote for the floor and very little else.
- Keep extraction ductwork out of this contract. Ductwork and extraction cleaning is a fire-safety service with its own certification and its own inspection interval. It is a different contractor on a different cycle, and folding it into a kitchen deep-clean price is the most common way a building ends up with neither done properly.
- Ask for the certificate and the photographs. A kitchen deep clean is bought partly as evidence. A dated report with before-and-after photographs per item is what an inspector or an insurer will want to see, and asking for it at quotation stage rather than after the visit costs nothing.

- How often does a commercial kitchen need a deep clean?
- It is driven by use and by what your insurer and inspection regime require rather than by a general rule. High-volume kitchens with heavy frying are at one end and low-volume service kitchens at the other, and the interval should be written into the contract rather than left to arise.
- Is this in the per-square-foot rate?
- No. Every per-square-foot figure in this record is a general commercial cleaning rate. Kitchen deep cleaning is quoted per item or per visit and sits outside it.
- Can the janitorial contractor do it?
- Some can, with the right equipment and chemicals. Ask what they clean a canopy with and how they protect the electrics, because the answer separates the ones who do this from the ones who will try.
