Building the specification around the rooms
- Name each studio floor and the product it takes. Sprung timber, vinyl, rubber and matting all appear in one building and none of them wants the same treatment. Listing the floor type per room and the permitted method is a short piece of work that prevents slow, expensive damage.
- Give wet areas their own daily standard. Changing rooms, showers, saunas and pool surrounds need daily deep attention rather than a pass, with grout, drains and benches named. This is where the complaints come from and where frequency is worth more than anywhere else in the building.
- Count the equipment touch points as a separate line. Machines, grips, mats and free weights are what members touch, and they are not what a floor-area rate measures. Specify them as a count with a nightly frequency so the line survives a price review.
- Decide the daytime cover explicitly. Most centres run a daytime routine of some sort. Whether that is staff, a contracted porter or nobody in particular should be a decision recorded in the contract rather than a habit that erodes.
