Office cleaning services Columbus Ohio: state government, a very large university and a distribution belt
Columbus carries three demands at once: a state capital's public office estate, one of the largest university estates in the country, and a substantial distribution and logistics belt. Each is specified differently, and only the first resembles the general office space the published rates in this record describe.

Three demands, three schedules
- Bid public and university work against the specification. Institutional estates carry written cleaning specifications with scored audit regimes attached, so the useful comparison between contractors is how they propose to meet the standard rather than what they charge per square foot. A bid that competes only on rate will be re-priced after award.
- Plan the deep work around the academic year. A university estate empties predictably, and that is when carpet extraction, hard floor work and high-level cleaning can happen at all. Writing that shape into the contract is worth more than negotiating the rate.
- Price distribution space as machine work. Sealed concrete under racking is swept in passes by a ride-on machine, so the cost is machine hours plus an operator. The expensive square feet are the office and welfare block, which is usually a small share of the area and a large share of the recurring cost.
- Name the winter shape. Ohio winters put salt and grit through every entrance and onto warehouse floors on yard traffic. Matting, a raised entrance frequency and a spring floor programme belong in the contract rather than in an annual argument.
Common questions
- Do the published rates apply?
- As a band for conventional office space. Neither a university estate nor a distribution floor is what any of them measured.
- When should deep floor work run?
- Into the academic breaks and after the last thaw; in this market those two constraints usually point at the same weeks.
- Who supplies the ride-on machine?
- The contractor normally, and some leave one on site on longer contracts. The quotation should say which.
