What the two ranges mean together
The hourly figure and the per square foot figure describe the same work from two directions. An hourly rate prices the labour you are buying; a square foot rate prices the outcome and leaves the productivity risk with the contractor. A company willing to print both is implicitly telling you it will quote either way.
For a buyer, the useful move is to ask a bidder for the unit this page does not use. If a contractor quoting hourly will not also give a per square foot figure, the reason is usually that they have not measured the building.
Where a franchise price comes from
In a franchised system the rate you are quoted is set with the local operator rather than centrally, so a published national range is a guide to the market rather than an offer. Treat it as the width of the distribution, not as the number you will be charged.
