Choosing a floor stripping company, and what the ones in this record will tell you before you call
Floor care is a specialism inside commercial cleaning rather than a trade of its own, so the company you are choosing is usually a janitorial contractor with a floor crew, a national franchise system selling through local operators, or a hard floor specialist. They quote differently, they staff differently, and only one of the three routinely prints a price. This page is about telling them apart before the walkthrough.

Separating the three kinds of company
- Ask who actually owns the crew. In a franchise system the brand you contacted is not usually the business that will be in your building. That is not a problem in itself, but it decides who you call when a coat lifts.
- Ask what floor types they hold equipment for. Vinyl composition tile, terrazzo, sealed concrete and unfinished wood are four different jobs with four different machines. A company that treats them as one is telling you something.
- Ask for a building of your type, not a testimonial. A retail crew and a hospital crew are not interchangeable, because the constraint is the access window rather than the floor.
- Notice who published a number. Of the seventeen companies read for this record, thirteen publish a rate somewhere on their own site and four publish none at all. Publishing one is not proof of a good crew, but it tells you what the conversation will be like.
Common questions
- Are the national franchises more expensive?
- This record cannot say, because the two national systems read for it publish no rate at all. That is the finding rather than an evasion: the price comparison a buyer wants cannot be made from what they publish.
- Should the floor work go in the nightly contract?
- Often yes for scrub and recoat, and often no for full stripping, which is periodic and large enough to be worth quoting on its own.
- What certification should a floor crew have?
- There is no licence for this work in most of the US. What is checkable is insurance, the training the company names, and whether they will put the product and coat count in writing.
