Stripping and waxing is sold as one job and priced as two. The strip is labour and chemical on a floor that is out of use; the wax is material and drying time. Companies that publish a rate publish it per square foot and usually as a range, because the number of coats and the state of the existing finish move it more than the floor area does. Reading a strip and wax proposal
- Separate the strip from the refinish. A proposal that gives one number for both cannot be compared with one that itemises them, and the itemised one is almost always the more honest document.
- Count the coats and name the finish. Two coats of a budget finish and five of a high-solids one wear differently and cost differently. The product name belongs in the quote.
- Check what happens to the furniture. Moving and replacing desks, racking and fixtures is labour, and whether it is included is the most common gap between two quotes that look alike.
- Ask for the interim schedule. Scrub and recoat between strips is cheaper than stripping more often. ISSA publishes rates for both, which makes the trade-off arithmetic rather than opinion.
Common questions
- Is waxing the same as sealing?
- No. A sealer goes on the bare floor to close it; finish, often called wax, goes on top of the sealer and is what you buff and recoat. A strip usually takes the finish off and leaves the sealer, which is why the two are priced apart.
- Can stripping be done during working hours?
- Rarely, and not well. The floor is wet, then it is drying, and it cannot be walked on. That is why access windows dominate the price.
- Do these rates include the first clean?
- Usually not. The published rates in this record are for the floor work itself; the nightly or weekly clean is a separate line with its own unit.
