There are three cleans on a building project and they are routinely confused, quoted against each other, and paid for twice. A during-construction tidy keeps the site workable. A rough or post-construction clean removes the dust and debris once trades are out. A final or sparkle clean is the one that happens before handover, and it is the only one that resembles the commercial cleaning the rates in this record describe. Getting a comparable post-construction quote
- Say which clean, and when. Name the stage explicitly and tie it to the programme: after which trade, before which inspection. A quote for a final clean against a site that still has snagging running is a quote that will be revisited, and the revision is always upward.
- Count the glass and the high level separately. Windows, frames, high-level ledges and light fittings are where post-construction hours actually go. They are also the items most often left out of a headline price, so ask for them as their own line rather than assuming they sit inside the square-foot figure.
- Decide who removes the waste. Debris removal is a skip and a haulage cost, not a cleaning cost, and the two are frequently blended into one number. Ask whether the price includes removal from site or only collection to a point, because the gap between the two is real money.

- Is post-construction cleaning priced per square foot?
- Often quoted that way, but the figure is not the one in this record. The published per-square-foot rates here are recurring commercial cleaning rates for occupied buildings; a post-construction clean is a one-off project with a different labour profile and usually a materially higher rate.
- What is a sparkle clean?
- The final clean before handover, after snagging. It assumes the dust is already gone and it is about presentation rather than removal.
- Should the main contractor buy it or should I?
- Whoever holds the programme, usually. The failure mode is not who pays but two parties each assuming the other has it, which is how buildings reach handover uncleaned.
- How far ahead should it be booked?
- Far enough that the crew size is available, which on a large final clean can be a fortnight. The date will move; the booking is for the crew, not the day.
- Does the same contractor then do the ongoing clean?
- Frequently, and there is a mild advantage in it because they already know the building. It is not a reason to accept a weaker ongoing rate, and the two should be priced as separate contracts.
