How to price disinfection without buying a word
- Name the surfaces, not the building. Disinfection is bought by touch point, not by square footage. Door furniture, switch plates, shared desks, lift buttons, taps, handrails and keypads are the list almost every specification settles on. Count them, because a price per square foot applied to a whole building tells you nothing about whether those surfaces are being treated at all.
- Ask for the product and its contact time. Every registered disinfectant publishes a dwell time on its own label, and it ranges from under a minute to ten. A contractor who names the product is quoting a method you can check; one who says hospital-grade is quoting an adjective. This single question separates a real disinfection line from a marketing one.
- Set the frequency separately from the clean. Most buildings do not need every surface disinfected every night, and the ones that do are usually clinical. Daily touch points with a weekly wider pass is a common shape and a much cheaper one than a blanket nightly figure, so specify frequency per surface group rather than accepting one number for everything.
- Treat fogging and electrostatic spraying as a separate line. Electrostatic application is a delivery method, not a different chemical, and it is priced as an event rather than as part of the round. If it appears in a proposal, it should carry its own unit and its own frequency, because it is the line most likely to be sold as a recurring cost when it was bought as a one-off.
