Lab cleaning services: the cleaner works to the laboratory's rules, not to a cleaning specification

A laboratory is the building type where the cleaning contract has the least authority and the most to lose. The lab decides what may be touched, what may be moved, which surfaces are decontaminated by lab staff before any cleaner approaches them, and what happens to waste. A contractor who does not have that written down is not cleaning a laboratory; they are cleaning an office that happens to contain benches.

Drawing the boundary before anyone is priced

  1. Write a do-not-touch list and put it on the wall. Instruments, samples, benches in use, fume hood interiors and anything labelled. The list is short, it is absolute, and it should exist as a physical notice in the space as well as a clause in the contract, because the person reading it at nine at night is not the person who signed.
  2. State who decontaminates, and when the cleaner may enter. In most laboratories a surface is decontaminated by lab staff and only then cleaned. The sequence, and the signal that it has happened, belong in the specification. Without them the contractor is either guessing or refusing, and both cost you.
  3. Keep laboratory waste entirely out of scope. Chemical, biological and sharps waste are handled under the laboratory's own regime by its own people. The cleaning contract takes general waste and nothing else, and saying so plainly protects the contractor as much as it protects you.
  4. Decide about access, escorts and out-of-hours. Some laboratories will not have an unescorted contractor in the space at all. If that is yours, the cleaning is an escorted daytime task at daytime rates, and that is the single biggest driver of what it will cost.
  5. Specify the floors separately. Laboratory floors are usually sealed vinyl or resin and are cleaned with method and chemistry that suit the space rather than whatever is on the trolley. Naming the floor type and the permitted products avoids the slow damage that a general-purpose cleaner does over a year.

Can a general janitorial contractor clean a lab?
Many can, once the boundary is written. What distinguishes a contractor who can is that they ask for the do-not-touch list before quoting rather than after their first shift.
Is lab cleaning more expensive per square foot?
Usually, and the reason is access and escorting rather than the cleaning itself. This record publishes general commercial rates; a laboratory's premium is mostly in the hours it forces rather than in the method.
Who cleans inside a fume hood?
Laboratory staff, essentially always. It is part of the equipment, not part of the room.
