Retail store cleaning: a short window, a hard floor and a standard the customer sets

Retail cleaning is bought under two constraints that most commercial buildings do not have. The trading day is long, which leaves a short and often unsociable window; and the standard is set by customers rather than by staff, which means the floor is the product. Almost every difference between a good retail cleaning contract and a poor one comes from how those two are handled.

The window is the price

A store trading until nine with a six o'clock delivery is offering a cleaning window measured in hours, and the crew size follows from the window rather than from the floor area. Two stores of identical size with different trading hours are different contracts, and the tender should say the hours rather than leaving them to be discovered.

The floor is the product

Retail floors are hard, large and continuously walked, and their appearance is most of what a customer reads as clean. That makes the periodic floor programme, not the nightly sweep, the line that determines whether the contract is working. It should have its own frequency, its own method and its own budget.

Back of house is a different specification

Stockrooms, staff areas and welfare have different frequencies and a different standard from the sales floor, and blending them into one rate reliably means the sales floor subsidises the stockroom or the stockroom is not cleaned at all. Separate them on the schedule.

Multi-site retail is a portfolio problem

A chain buying cleaning across many stores has the same consistency question any portfolio has: whether the standard agreed centrally is what the smallest store receives. Scheduled inspection with a named inspector is the mechanism, and without it a multi-site retail contract drifts store by store.

Should the floor programme be in the main contract?

It can be, provided it is a named line with a named interval. Folded invisibly into a monthly figure, it is the first thing to disappear when a price is squeezed.

Who cleans during trading hours?

Store staff, generally, for spills and presentation. If you want a contracted daytime presence it is a separate line at daytime rates and should be specified as attendance hours.
